General contractors

Creating general contractor estimates used to involve extensive relationships with multiple sub-contractors, dozens of sets of blueprints to provide sub-contractors with, and the archaic process of sourcing sub-contractor bids. This, of course, was done for every job before knowing whether or not you would be awarded it. ESNY is able to use its extensive knowledge of sub-contractor pricing to give general contractors unbiased pricing for every trade they subcontract out. Our estimating service creates a basis for which all transactions can be based off of. As a general contractor, knowing the quantities and unit prices when collecting sub-contractor numbers is essential in the bidding process.

Complex engineering has led to both difficult and unique projects alike. From sky scrapers that line the Manhattan skyline to three section deep sub-basements that encounter rock, water and other subterranean elements, engineering has made the bidding process very complicated. Support of excavation has been a huge cost factor in engineering. Furthermore, caisson and pile driving have added significant costs to construction along with whalers, rakers, lagging and bracing. Today’s high rise buildings are constructed much differently today in comparison to 10 years ago. The high psi structural concrete buildings can now bring us hundreds of feet into the air. The amount of concrete and reinforcing rebar continue to allow great projects to be built. These projects can be estimated and adjusted (value engineered) to work with the owner’s budget before plans are finalized and put out to bid.

This is where our journey began. Hard working men and women with families that were tired of working nights after being out in the field. We are able to estimate the projects during the day, ask the right questions and provide our clients with itemized estimates showing labor, materials and production times associated for each individual sub-contractor trade. After collecting this information, we can calculate insurance costs, profit and overhead for the client. This process has resulted in greater cost accuracy for our sub-contractors and many more bids won than lost.

Our framework provides architects on a per trade basis with real sub-contractor costs. By establishing budgets at the preliminary, 50% and 75% levels, we can give architects an estimate to see if they are within reason of their budget before the plans are completed. Because of this, adjustments can be made before the final plan submission.
